Kitchens and bathrooms are the two rooms where every trade shows up, and the price follows how many of them you call. A cosmetic refresh — paint, fixtures, a vanity in the same place — is one or two trades and a week. Moving a sink, a toilet or a wall brings in plumbing, electrical, drywall, tile and an inspector, and the schedule is what costs money once four trades have to wait on each other.
Cabinets are usually the largest single line in a kitchen, and the spread is enormous: stock, semi-custom and custom differ by a factor of three or more per linear foot for boxes that look similar in a showroom. Countertops, appliances and tile all have the same shape of range, so a midrange kitchen and a high-end one can be the same layout with different selections.
The overruns come from what is behind the wall. Failed subfloor under a toilet, old galvanized supply, no vent for a relocated fixture, or wiring that cannot carry a modern kitchen's circuits are found after demolition, not before. Budgeting ten to fifteen percent for that is the difference between a project that finishes and one that stops.
