Installing a thermostat costs $150 to $500 including the unit, or $80 to $250 for labour alone if you have bought your own. A smart thermostat pushes the total to $250 to $600, and the two things that turn a simple job into an expensive one are a missing common wire and a heat pump.

Most contractors have a minimum service charge, so a thermostat swap on its own often costs the same as the minimum call whatever the labour actually takes.

The common wire is the whole story

A traditional thermostat is a switch. It borrows the power it needs from the system it is switching, and that is enough for a mercury bulb or a simple digital display.

A smart thermostat runs a screen, a radio and a processor continuously, which needs a constant supply. That is the "C" or common wire, and older thermostat cable often does not include one.

Your options, cheapest first:

  • An unused wire in the existing cable. Very common: five-conductor cable with four in use. A technician can land the spare on C at both ends in twenty minutes.
  • A common wire adapter, supplied with some thermostats, which multiplexes power down the existing wires from a small box at the air handler. $30 to $120 and works well on most systems.
  • New cable. $150 to $800 depending on whether the run is reachable. This is the line item that turns a $250 job into a $700 one.

Some thermostats power themselves by briefly stealing current through the heating circuit instead. It works until it does not, and on modern furnace control boards it can cause intermittent faults that are miserable to diagnose. Get the common wire.

Heat pumps need a heat pump thermostat

This is where people go wrong buying their own.

A heat pump has a reversing valve that needs its own control wire, usually O or B, and backup heat strips on a separate stage. A thermostat that does not understand this will run the strips whenever the house calls for heat, which triples the running cost while everything appears to work perfectly.

If you have a heat pump, the thermostat must be configured for it, and the auxiliary heat lockout and staging need setting up. That configuration is most of what you are paying a contractor for, and it is the part a self-install most often gets wrong.

Do smart thermostats actually save money?

Some. The manufacturers' claims of 10 to 15% are marketing figures from favourable comparisons, usually against no setback at all. Against a programmable thermostat you already use properly, the realistic saving is a few percent.

Where they genuinely earn their keep:

  • Households with irregular schedules, where geofencing beats a fixed programme
  • Second homes and rentals, where remote monitoring catches a failed furnace before the pipes freeze
  • Utility demand-response programmes, which pay $50 to $150 a year in some regions for letting the utility nudge your setpoint on peak days

Where they do not: a disciplined household with a working programmable thermostat and a heat pump, where aggressive setbacks cost more than they save.

Frequently asked questions

Can I install a thermostat myself?

On a conventional gas furnace and air conditioner with a common wire present, yes, and it is a reasonable first job. Photograph the existing wiring before you remove anything, and turn the power off at the furnace switch rather than trusting the thermostat. With a heat pump, multi-stage equipment or no common wire, the configuration is the job, and it is worth paying for.

My smart thermostat keeps losing power or restarting.

Almost always no common wire, with the thermostat power-stealing. Add the C wire or the adapter.

Does a new thermostat fix a system that is not heating?

Occasionally, but it is the least likely cause. Check the batteries, the furnace switch and the breaker before assuming.

How many thermostats does a two storey house need?

One, unless the ductwork is zoned. Adding a second thermostat without zoning dampers and a control panel does nothing. Proper zoning costs $400 to $900 per zone plus the panel, and it is the right answer for an upstairs that never matches the downstairs.

Will a smart thermostat work with my old system?

Most work with conventional 24 volt systems, which covers almost everything from the last forty years. Millivolt systems, line-voltage baseboard heating and proprietary communicating equipment are the exceptions, and each needs a specific thermostat. Check the manufacturer's compatibility tool with your system's wire letters before buying.
