Plans usually include a 10 to 20% discount on repairs and priority scheduling, which in a July heatwave or a January cold snap is most of what you are actually buying.

What a real tune-up includes

Ask for the checklist before booking. A cooling service should measure and record:

  • Supply and return air temperatures, and the split between them
  • Refrigerant pressures on both sides, and the superheat or subcooling calculated from them
  • Compressor and fan motor amp draw against the nameplate rating
  • Capacitor microfarad reading against its rating
  • Static pressure across the system, which is the single best indicator of duct and filter problems

And it should clean:

  • The condenser coil, properly, with the fan out if it needs it
  • The condensate drain line and pan
  • The blower wheel, if it is dirty

A heating service adds combustion analysis, a heat exchanger inspection, gas pressure at the manifold, and testing of the flame sensor, igniter and safety switches.

Numbers written down are the difference between a service and a visit. If you get a tick-box sheet with no readings on it, you cannot tell next year whether anything changed.

Does it actually save money?

Some of the claims are inflated. "Up to 30% efficiency loss without maintenance" is a marketing figure.

What is genuinely true:

  • A dirty condenser coil measurably raises head pressure and running cost, and it is the most common thing found
  • A capacitor drifting below its rating is a $200 part that, left alone, becomes a $2,400 compressor
  • A blocked condensate drain floods the ceiling below, and float switches fail
  • Most manufacturers require documented annual maintenance for the parts warranty to remain valid

That last point is worth more than the efficiency argument. A compressor claim denied for lack of maintenance records costs more than twenty years of tune-ups.

The upsell, and how to handle it

The economics of a $79 tune-up do not work on the visit alone, so some of them are sold as lead generation. The common pitches:

"Your capacitor is weak." Sometimes true and a legitimate preventive replacement. Ask for the measured microfarad reading and the rating printed on the part. A capacitor at 42µF against a 45µF rating with a ±6% tolerance is fine.

"You need a UV light / duct cleaning / a chemical coil treatment." Rarely necessary. UV lights have narrow legitimate uses and are sold far more broadly than those.

"Your system is on its last legs." Possibly true on old equipment. It is not a decision to make in the driveway. Ask what specifically failed a measurement, get the readings, and get a second opinion.

"We can lock in this price if you sign today." No.

When to do it

Cooling service in spring, before the first hot week. Heating service in autumn, before the first cold one. Booked then, you get normal rates and normal availability; booked in July or January, you are competing with everyone whose system has just stopped.

If you only do one a year and you have a heat pump, do it in autumn, because the heating side and the defrost circuit are the parts that go unnoticed until the weather turns.

Frequently asked questions

Is an annual plan worth it?

The parts and labour discount roughly balances the plan cost, so treat it as neutral money and judge it on priority scheduling and on keeping the warranty valid. On a system under warranty, the documentation alone justifies it.

What can I do myself?

Change the filter every one to three months. Keep two feet clear around the outdoor unit. Rinse the condenser fins gently from the inside out with a hose, power off, in spring. Pour a cup of distilled vinegar down the condensate drain access twice a season. That is most of the value.

How often should the filter be changed?

One inch filters every one to three months, four or five inch media filters every six to twelve. Pets, dust and construction shorten all of those. A filter with a higher MERV rating than the system was designed for restricts airflow, which causes the problems maintenance is meant to prevent.

They said my refrigerant was low and topped it up. Is that normal?

No. A sealed system that is low has a leak, and adding refrigerant without finding it is buying the same gas twice. Ask where the leak is.

Does a new system still need annual service?

Yes, and it is when it matters most, because the parts warranty usually depends on it. Keep the invoices.
