Basement waterproofing costs $3,000 to $10,000 for a typical job, with most homeowners paying around $5,000. An interior drain tile system with a sump runs $50 to $120 per linear foot of wall. Exterior excavation and membrane runs $100 to $220.

On a house with 60 feet of affected wall, that is $5,500 to $12,500 inside and $12,500 to $21,300 outside. Both quotes will describe themselves as solving the same problem, and they do not solve it the same way.

Interior against exterior

Interior drain tile breaks out the concrete slab along the inside of the footing, lays perforated pipe in stone, and returns the concrete. Water still enters the wall; the system collects it at the bottom and sends it to a sump pump, which sends it outside.

It is cheaper, it can be done in winter, it does not disturb the landscaping, and it works reliably for hydrostatic water coming up at the wall and floor joint. It does not stop water entering the wall, so a block wall keeps getting wet inside its cores, and it depends entirely on the sump pump continuing to run.

Exterior excavation digs the foundation wall out to the footing, cleans and repairs it, applies a waterproof membrane, lays a new footing drain in stone, and backfills. Water is stopped before it reaches the wall.

It is the permanent fix and it is roughly twice the price. It destroys landscaping, it needs machine access, and it cannot be done against a wall a deck or a patio sits on without removing those first.

The honest guidance: interior for most houses, because it is far cheaper and it solves the symptom people actually have. Exterior when the wall itself is failing, when the basement is finished living space you cannot afford to have damp, or when you are already excavating for another reason.

Do the cheap things first

A meaningful share of wet basements are caused by water that should never have reached the foundation, and fixing that costs a few hundred dollars.

Gutters and downspouts. A blocked gutter dumps the roof's water directly against the wall. Cleaning is $100 to $300.

Downspout extensions. Discharge should be at least six feet from the foundation, and ten is better. Extensions are $10 each. This is the single highest return in this article and most houses fail it.

Grading. The ground should fall away from the house about six inches over the first ten feet. Decades of settling and mulch reverse it. Regrading is $500 to $3,000.

Window wells. Fill them with stone, fit covers, and make sure any drain in the bottom actually works.

Do these first, then wait through a wet season. A contractor quoting $12,000 without asking about your downspouts is not diagnosing.

Where the water is coming from

The pattern tells you.

Water at the joint where the wall meets the floor, after heavy rain. Hydrostatic pressure. Interior drain tile is the standard answer.

Water through a specific crack. Injection, and find out why the crack is there.

Damp patches high on the wall, or below a window well. Surface water. Fix the grading and the well.

Sweating walls and a musty smell with no visible entry. Condensation, not leakage. A dehumidifier and insulating the walls costs a fraction of waterproofing.

Water through the block cores, visible as damp bands. The wall is saturated. This is where exterior work starts to be worth its price.

Tape a foot-square piece of plastic to the wall and leave it a few days. Moisture on the room side is condensation. Moisture on the wall side is water coming through.

What a warranty is worth

Waterproofing companies sell lifetime transferable warranties, and they are a real part of the value. Read what they cover.

Most cover the system continuing to keep water off the floor. Most exclude condensation, humidity, seepage through the wall above the system, sewer backups, and anything caused by a failed sump pump you did not maintain. Nearly all require the company still to exist, which on a twenty-five year promise is not a given. Ask how long they have been trading in your area.

Frequently asked questions

Will waterproofing paint fix it?

No. Sealants and waterproof paints resist damp and light seepage. They cannot hold back hydrostatic pressure, and applying them over a wall that is actively leaking traps moisture in the masonry, where it does more damage in freeze cycles. They have a place on a dry wall for humidity control, not as a fix.

How long does the work take?

Interior drain tile, two to five days for a typical basement. Exterior, one to two weeks depending on access and weather.

Does it add value?

A dry basement adds usable space and removes a reason for buyers to walk away. A documented, warranted system is a selling point on any house with a history of water. Nobody pays a premium for waterproofing itself.

Does insurance cover a wet basement?

Groundwater seepage, no, on a standard policy. Sewer and drain backup, only with an endorsement, typically $50 to $250 a year. A sudden burst pipe, usually yes. The distinction is sudden and accidental against gradual.

Can I install interior drain tile myself?

It involves breaking out and replacing concrete along the whole affected wall, which is heavy, dusty work that has to slope correctly to drain. It is possible and it is genuinely hard. The part not to do yourself is deciding where the water is coming from.
