Price tracks the number of indoor heads far more than total capacity. Each head means another hole through the wall, another line set, another condensate route and another few hours of labour. Two 9,000 BTU heads cost considerably more than one 18,000 BTU head of the same total capacity.

Premium brands, chiefly Mitsubishi, Daikin and Fujitsu, run 20% to 40% above mid-tier equipment. The premium buys quieter operation, better performance at low outdoor temperatures and a denser service network, which matters because these systems need a trained installer.

Where a mini split is the right answer

A room the ducted system never reaches. A converted attic, a bonus room over the garage, a sunroom, a finished basement. Extending ductwork to one distant room is often more expensive and less effective than putting a head in it.

A house with no ducts at all. Older houses with radiators or baseboard heat have no way to add central air without building a duct system, which is invasive and costs $8,000 to $20,000 on its own. Mini splits skip that entirely.

An addition. Adding rooms usually means the existing system is now undersized. A mini split serves the new space without touching the equipment that already works.

A garage, workshop or home office. Spaces you want to condition on a different schedule from the rest of the house.

Replacing window units. Quieter, far more efficient, and they heat as well as cool.

Where it is the wrong answer

If the house already has good ductwork and you are cooling the whole thing, a central system is cheaper per conditioned square foot and the equipment is out of sight. Mini splits are also visible: a wall head is a piece of white plastic in the room, and the outdoor line set needs a cover running down an exterior wall. Ceiling cassettes and low-wall units exist and cost more.

Sizing matters more here than anywhere

Mini splits are oversized more often than any other equipment, usually because the buyer picks by room square footage from a chart. An oversized head short-cycles: it blasts cold air, hits the setpoint, and shuts down before it has removed any humidity. The room ends up cold and clammy, and the compressor wears out early.

A properly sized inverter-driven head spends most of its life running slowly at part load, which is where its efficiency and its quiet come from. Ask what capacity was calculated and how.

Frequently asked questions

Do mini splits heat as well as cool?

Yes. Nearly all of them are heat pumps, and in a mild climate a mini split can be a room's only heat source. Cold-climate models hold useful capacity well below freezing.

How efficient are they?

Among the most efficient equipment available, commonly 18 to 30 SEER2. There is no duct system to leak into an attic, which is where a meaningful share of a central system's output goes in many houses.

Are they noisy?

The indoor head is quieter than a central system's registers, usually 19 to 40 decibels. The outdoor unit is comparable to a small condenser. Both are far quieter than a window unit.

Can I install one myself?

Pre-charged DIY kits exist and are legal to install in most places. The catch is that a professional installation includes evacuating the lines with a vacuum pump to remove moisture, and moisture left in a refrigerant circuit destroys compressors slowly. Most manufacturer warranties on non-DIY equipment require professional installation.

How many zones do I need?

One head per space you want to control separately, not one per room. An open plan living and dining area is one zone. Bedrooms with doors that close are usually separate. More heads is more capital cost and more things to service.

Do they need maintenance?

More than people expect. The indoor filters need washing every month or two in season, and the blower wheel and coil need periodic cleaning, which is a specialist job. A neglected head grows mould in the condensate tray and starts to smell.
