Installing ridge vent costs $7 to $15 per linear foot, so a typical 40 foot ridge is $280 to $600. A complete ventilation upgrade with matching soffit intake runs $600 to $2,500.

It is the cheapest work on a roof and the most commonly skipped, and skipping it is why some roofs fail at fifteen years instead of twenty-five. Most shingle manufacturers void the warranty on an inadequately ventilated attic, which means the warranty everyone talks about is already gone on a lot of houses.

Ventilation is a pair, not a part

Air has to get in and out. Intake at the soffits along the eaves, exhaust at the ridge. Warm air rises out of the ridge and pulls cool air in at the eaves, and the attic stays close to outdoor temperature.

Break either half and the system stops:

Exhaust without intake is the common failure. A ridge vent on a house with solid soffits, or with insulation blown tight against the eaves, has nowhere to draw from. So it pulls air from inside the house instead — through ceiling penetrations, light fittings and the loft hatch — dragging conditioned air and household moisture into the attic.

Mixing exhaust types is the other. A ridge vent plus gable vents plus a powered fan means the ridge vent becomes an intake for the fan, short-circuiting the airflow so the far corners of the attic never move at all.

Pick one exhaust method. Balance it with intake. That is the whole design.

How much you need

The rule of thumb in most codes is one square foot of net free vent area for every 150 square feet of attic floor, halving to 1:300 when a vapour barrier is present and the vents are split roughly evenly between high and low.

Net free area is not the size of the hole. A vent's packaging states it, and it is always less than the opening because of the mesh and baffles. A 4 foot ridge vent section might give 68 square inches, not 288.

Roughly balanced intake and exhaust, with slightly more intake than exhaust, is the target. More intake than exhaust is fine. The reverse is what causes the pull-from-the-house problem.

What bad ventilation does

In summer. Attic temperature reaches 150°F and above. Shingles cook from underneath, the adhesive strips soften, granules loosen, and the roof ages years faster than its rating. Cooling bills rise because the ceiling is radiating heat downward.

In winter. Warm moist household air reaching a cold attic condenses on the underside of the deck. Sheathing darkens, mould grows, insulation mats down and stops insulating. Snow melts on the warm roof, runs to the cold eave, and refreezes into an ice dam that pushes water back under the shingles.

Both are slow and invisible. The first sign is usually staining on the underside of the sheathing, visible from the attic on a bright day.

Powered fans, and why the trade is divided on them

A powered attic fan moves a lot of air. The argument against is that if the ceiling below is not well air-sealed, the fan pulls conditioned air out of the house, making the air conditioner work harder than the fan saves.

Solar-powered versions avoid the running cost but not that problem.

The current consensus favours passive ridge-and-soffit ventilation plus a well-sealed, well-insulated ceiling. Powered fans belong on roofs where a continuous ridge is not possible — complex hip roofs with very little ridge line.

Frequently asked questions

How do I know if my attic is badly ventilated?

Go up on a hot afternoon. If it is dramatically hotter than outside, the exhaust is not working. In winter, look for frost or dark staining on the underside of the deck. From outside, look for ice dams at the eaves after snow.

Can I add soffit vents to a solid soffit?

Yes. Continuous strip vents or round plugs are cut in from below, $4 to $12 a foot. It is the more valuable half of the pair on most houses, because so many have exhaust already and no intake.

Do I need baffles?

If insulation reaches the eaves, yes. Baffles are rigid channels stapled between the rafters that hold insulation back and leave a clear air path from the soffit. They cost a few dollars each and are missing in a large share of attics.

Should ventilation be done with the roof?

Ridge vent, yes — the ridge is open anyway and it is a fraction of the cost as part of a re-roof. Soffit work is separate and can be done any time.

Will more ventilation lower my bills?

Modestly in summer, in a hot climate. The larger saving comes from air-sealing and insulating the ceiling. Ventilation protects the roof structure; insulation protects the bills.
