Brick veneer costs $12 to $30 a square foot installed, typically around $18. On a 2,000 square foot house with 2,200 square feet of wall, that is $26,400 to $66,000. It is among the most expensive claddings to install and among the cheapest to own, because it needs essentially nothing for a century.

Veneer is a single wythe of brick standing on a ledge, tied back to the wall, with an air gap behind it. It is not structural. Everything about how it performs depends on what happens in that air gap.

The retrofit problem

Adding brick veneer to a house that was not built for it is the expensive case, and it is worth understanding why before getting a quote.

Brick is heavy: roughly 40 pounds per square foot. It has to stand on something. In new construction that is a brick ledge cast into the foundation. On an existing house with no ledge, the options are pouring a new footing and ledge, or hanging a steel shelf angle bolted to the structure. Both are structural work, both need engineering, and both are why a retrofit brick job starts several thousand dollars above the per-square-foot number.

Thin brick avoids this entirely. It is a half-inch to one-inch slice of real brick applied like tile over a prepared wall, and it weighs a tenth as much. It costs $8 to $18 a square foot, needs no ledge, and looks correct except at window returns and corners, where the shallow depth shows. Corner units help.

For a retrofit on an existing house, thin brick is usually the right answer and full veneer is usually the wrong one.

The air gap is the system

Brick is not waterproof. It absorbs water in a driving rain and releases it afterwards. That is normal and it is why there must be a one-inch minimum air space behind it, with a drainage path out.

Three things make it work:

Weep holes at the base of every wall and above every opening, roughly every 24 inches, left open. They look like missing mortar and they are meant to. Anyone who fills them, or a landscaper who buries the bottom course, has broken the system.

Flashing at the base of the cavity and above every window and door, turned up behind the barrier and out through the face.

Ties to the structure at the correct spacing, which is what stops a non-structural wall falling over.

If you look at a brick house and cannot find any weep holes, the cavity has nowhere to drain.

Manufactured stone, honestly

Manufactured stone veneer is coloured concrete cast in moulds. It costs a third of natural stone, weighs a third as much, and installs like thin brick.

It looks convincing from ten feet and less convincing up close, particularly at corners and where the colour repeats across the same mould. It is also the material behind a large share of moisture-intrusion claims in the last two decades, almost always because it was installed directly over sheathing with no drainage plane and no weep screed.

It is a reasonable product installed correctly and a reliable disaster installed wrong, which makes the installer the whole decision.

Frequently asked questions

How long does brick veneer last?

A hundred years or more. The mortar joints need repointing at fifty to eighty years, at $8 to $20 a square foot. Nothing else about it wears out.

Does brick insulate?

Barely, about R-0.8 for the brick itself. The air gap adds a little. If you want insulation from a re-clad, it goes in the cavity or as rigid foam on the sheathing, not in the brick.

Can I paint brick?

Yes, with a breathable mineral or masonry paint, and it is close to irreversible. Limewashing is the gentler, semi-transparent version and can be partly removed early on. Both need recoating every eight to fifteen years, which converts a zero-maintenance cladding into a maintained one.

Why is my brick spalling?

The face is flaking off, usually because water is getting in and freezing, or because someone repointed with a mortar harder than the brick, or sealed it with something impermeable. Sealing brick is almost always a mistake for this reason.

Is brick worth it for resale?

It reads as permanent and it photographs well, and appraisers in most markets treat a brick house favourably. It is not a return-on-investment calculation so much as a category the house sits in.
